Price or Interest Rate…which is more important?

Very often the negotiating emphasis is on price. That makes sense if a buyer was to simply pay cash for a home. However, another important consideration in the discussion is interest rate. Interest rate plays a huge role in the decision making process because very few people actually pay cash for a home. Most simply finance the purchase. So what impacts you most is not really what you pay (on paper) but your monthly payment. It’s the mortgage payment that impacts you every month. It’s what most people build their family budget around.

The conclusion is that while it might feel good to ride out a seller until he succumbs to a lower price; a prospective buyer might actually end up paying MORE on a monthly basis by not capturing a historically low interest rate now.

The New Curb Appeal

For years Realtors have known the importance of curb appeal when selling a home. Making an immediate first impression on a prospective buyer is critical to getting them excited about your home before they even step inside. Overcoming a bad first impression is difficult, so we want them thinking good things right away.

Twenty years ago buyers formed that first impression by driving up to the house. But today, that critical first impression is not made when they pull up to the house. Heavens no. Now, the new curb appeal happens online – well before the buyer ever gets near your home. And if you don’t look GREAT online, the buyer won’t bother to schedule a showing.

Here are a few tips:



  • Have your Realtor send you a link to how your home looks on the Multiple Listing Service (MLS). MLS is what most Realtors see when determining if they should recommend a home to their buyers.


  • Look at your home on the company website of your Realtor.


  • Look at your home on national websites like Realtor.com and YouTube.


If the information and photos don’t look GREAT, then you need to make a change. Remember that the photos shouldn’t be about documenting every room of the house. They should have one singular purpose – to get a prospective buyer to schedule a showing. Period. If a picture or ad copy doesn’t contribute toward that goal, then it should be changed.

As we move into summer, invest in sprucing up the exterior attractiveness of your home. Start with general cleaning, window washing, touching up paint (especially the front door), and replacing light bulbs. Your lawn should be green and mowed frequently. Trim the shrubs, edge the sidewalks (has great visual impact), add fresh mulch, and enhance with colorful flowers.

You have high expectations of your Realtor to market your home and negotiate strongly on your behalf. But the condition and appeal of the home is your job. It’s the one thing in the process that you control. Realtor and home owner working together, each doing their job well will get your home sold!

Homebuyer Tax Credit Expires - Now What?

The homebuyer tax credit expires but don’t let it take you out of the real estate market.

The real estate market has been buzzing the past couple months as qualifying first-time and move-up buyers rush to take advantage of the homebuyer tax credit. The tax credit, amazingly low interest rates, and attractive home prices made it a historically magical opportunity to buy a home. If you took the plunge and made a savvy buy…congratulations! You will look back in several years and be proud of your smart decision making.

But what if you didn’t buy a home before the April 30, 2010 accepted offer deadline? Should you stop looking to buy? Heavens no! Of course you no longer qualify for the tax credit, but the decision to buy a home remains one of the smartest financial decisions you can make. The conditions are still heavily in your favor.

Interest rates remain below 5 ½ % for most buyers with good credit, prices are very attractive, and sellers are far more open minded about offers. This remains a classic “buy low” real estate opportunity. My advice to you is:

  • So stay in the game
  • Work with a knowledgeable Realtor
  • Find the right home

…..and position yourself now to capture great appreciation in the future.

How to Price Your Home in This Market

As Realtors we often hear sellers say, “I better price higher so I have room to negotiate since I’m going to get “low-balled”. Please resist the temptation to do that. The far better strategy is to price your home compellingly. Notice I did not say competitively. Pricing like your competition (competitively) will yield the same results as your competition (hundreds of days on market, inviting low offers, and depressed sellers). By pricing compellingly out of the box you stand out as the clear choice for buyers, you break away from the pack, you get generate offers (and negotiate firmly), and you move on with life.

Ultimately, you make more money. Because eventually, the bitter reality of the market will cause other home owners to adjust too. They are just too emotionally attached to recognize it now. Rather than doing it early (when they should have), they hope their home is different, and they think “all I need is one good buyer”. Unfortunately, they are not armed with the right information and data to make a good decision. Eventually the market will force them to a price BELOW where they should have started, except it will happen 6 to 12 months later.

So please know as an ethical and skilled Realtor I would never want to give my client’s home away. I am fully committed to marketing a home as aggressively as possible and I always create a well thought-out and comprehensive plan to get it sold.

To a certain extent I feel like your stock broker. Imagine this analogy:

Pretend you are fully invested in the DJIA (Dow Jones Industrial Average) and I call you on January 2nd 2009 when the DJIA is at 9,935 to say you should sell it all at 8,735. Naturally you would think I was a crazy. However as we all found out later, by March 6th 2009 the market dropped to 6,627. While 8,735 seemed painful at the time you would have certainly wished you’d sold at 8,735. The same sort of thing is happening in real estate now but home sellers aren’t seeing it. Everything I’m reading suggests that pricing is going to go lower.

Here’s why:

  • In many markets there is over a year’s worth of inventory.
  • On April 30th the homebuyers’ income tax credit expires.
  • Equally important and very rarely discussed is on March 31st the government stops supporting mortgage backed securities. That will cause interest rates to go up.
  • The rate of foreclosures is increasing.
  • Delinquencies on mortgages is increasing, suggesting even more foreclosures resulting in even lower home prices.

So imagine a real estate environment after April 30th where you are competing with more foreclosures, no income tax credit, and higher interest rates. Challenging to say the least. This why I want you to do your very best be as compelling as possible as you set the price in order to get yourself out of the market as quickly as possible. While the other guy is waits and sells his home for less than you.

The Magic of Getting Your Home SOLD

Getting your home sold is challenging. And it has never been more challenging than right now. Yet almost every week a home will be sold in our community. Why? What is the magic that home possessed that the others did not?

PRICE and CONDITION period!

Buyers shop for homes by benchmarking and comparing homes to each other. Therefore your home is constantly in competition with other homes. In other words this market is like a price war and beauty contest all rolled into one. The playing field shifts every time a new home comes on the market and another is sold. The home that sells is the one that represents the BEST VALUE among its competitive peers at the moment. What is value? It’s the balance of what you get for what you pay.

Simply put, a home must be sharply priced and in excellent condition to capture the attention of a buyer. If not, they have many other homes to choose from. No amount of advertising, negotiating, or smooth talking will overcome a home that isn’t priced competitively and shows beautifully from the first day it’s on the market. Gimmicks like baking cookies before showings aren’t going to cause a buyer to pay more than current market price. The truth is, there is no magic.

Buyers don’t care what you paid for the house, how much you spent to update, or what you need to get out of it. Pricing based on your need is almost always a recipe for making less money. The key to success is to always ask a simple question,

“How do we compare?”

In this difficult market, the key to getting sold is to be either better than your competition at the same price; or the same as your competition at a better price. That’s how you become the best value.

If we can fairly and objectively say that we are the best value, then your home will be the next one to sell!

Home Staging for a Timely Sell

Staging your home and communicating an “I Care” attitude is very important if you want to get your home sold for the best value and in a timely manner. Help us merchandise your home. Just like a showroom, the interior of your home needs to appear in “perfect” condition everyday! We know it is a lot of trouble but it will make all the difference.

  • Make sure each room sparkles! Make sure beds are made, bathrooms and kitchen are clean and carpets are vacuumed. (It’s especially important that the bathroom and kitchen are spotless.)
  • Organize closets.
  • Make sure all of your appliances and fixtures work.
  • Repair leaky faucets and frayed cords.
  • Make sure the house smells good: from an apple pie or cookies baking (Hide the kitty litter.)
  • Put vases of fresh flowers throughout the house weekly.
  • Having pleasant background music playing will also help set the stage for each showing.

Staging the exterior of your home is important too! Always keep the exterior of your home looking great! If buyers are not attracted to your curb appeal- they will never see the inside.

  • Be sure the doorbell works.
  • Sweep the sidewalk, mow the lawn, prune the bushes, and weed the garden and clean debris from the yard.
  • Clean the windows (both inside and out) and make sure the paint is not chipped or flaking.
  • Add seasonal flowers or greens to make your home more inviting.

Please be out of the house whenever a showing is scheduled- even with little notice or an appointment.

Have you ever wondered which buyer you are?

As a real estate agent, I come across many different types of people with many different wants and needs. Here are a few personalities:

“Number Cruncher Neil” we all know him. Have you ever gone out to eat with someone and when the bill comes he/she dissects the bill and knows exactly what they owe! Imagine Neil buying or selling a house.

“Perfectionist Paula” That person finds flaws in a home that most people don’t know exist.

“Distrustful Dan” is always questioning what is said with a sign of distrust.

“Whining Winnie” always complains about prices, why did I not buy sooner, should I or shouldn’t I?

“Real Estate Randy” thinks he knows my job better and his way is better and acts as if he were a pro?

“Talkative Theresa” Oh my she can tell you her life history and forgets the reason we are meeting.

“Bully Bud” is always angry and gets mad that I did not answer the phone when he called or say the right thing?

“Fence-Sitter Freda” she loves everything but can’t make up her mind. So instead of deciding she wants to look at more and get more confused.

“Quiet Quentin” is so nice but one wonders if he is wants more or less. PLEASE SAY WHAT YOU WANT!

We have so many wonderful personalities in this world that it makes my job fun and challenging.

I love Milwaukee’s energy!

All summer long we have many festivities in Milwaukee. To name a few in the summer, we have River Rhythms at Pere Marquette Park from June 3- August 26th, Jazz in the Park at Cathedral Square Park June 4 – September 24, Riversplash June 5 - 7, Summerfest June 25 to July 5, State Fair, Fireworks, and movies at the park, even cultural festivities at Henry Maier Festival Park . I did not name all the festivities and it did not include the neighboring community’s activities.

Now that summer is near its end, that does not mean that our festivities are at an end. In September, we finish our summer with more jazz festivals in the surrounding areas and at Maier festival grounds Indian Summer will be held on September 11 – 13. Also, Harvest Festival in Cedarburg, WI and Harvest Fair at State Fair Park to name a few..

We have fun in Milwaukee and all its counties. Many visitors from out of state come here to participate with us. If you are bored and have nothing to do, come to Milwaukee and there will be something for you to do at any time of year. Keep in mind, once summer ends we go on to the next festivities! In Milwaukee, we always have something brewing.

Global warming, are you sure?

Wisconsin is known for its beautiful seasonal changes of the year. One of my favorites is fall or Indian summer. The weather is calm and the trees are in full color. Winter brings “jack frost and snow for all to play in.” We snow ski, sled, ice skate and more.

Spring in Wisconsin starts slow but when it comes, our state is in full blossom. Then my very favorite time is summer, we have lots of festivals, warmth, Lake Michigan is busy with boaters and swimmers but.. What happened this year? It has been warm but not as warm and we have had many cool summer days so why is every one talking about global warming when we are missing our warm weather??

I wish I were a first time home buyer!!

I have been selling real estate for many years and this year I have seen some great prices. I have been busy finding the “perfect home” for many first time home buyers and they have been lucky to get some sweet deals. If I sold those homes a few years ago, the prices would have been higher and the competition would have been fierce. Helping Families is My Business

Shorewest Mom has done it again! That duplex home I listed seven days ago now has an accepted offer on it! I am so happy to have helped this family sell in a timely manner and at the price they desired to sell. I am working on listing a couple more homes this weekend in the city of Milwaukee. Fox Point

Along Lake Michigan shore is the village of Fox Point a prestigious suburb with scenic bluff areas and wooded ravines. Tree lined streets with an absence of streetlights and sidewalks give a rural atmosphere.

Almost every style of architecture is represented throughout the village. English Tudors, Georgian colonials, early American, modern and contemporary one and two story homes. Also attractive condominiums and several luxury apartments.

The village is known to be a part of a well received education system which prepares students for college.

Third Ward

The Historic Third Ward is listed on the National Register of Historic Places. Discover the ambiance of this turn of the century neighborhood. A revitalized warehouse district with the Milwaukee River running through.. There are many shops, over 20 art galleries, theatres, restaurants and activities to participate in. The Milwaukee Institute of Art and Design is also located in the Historic Third Ward. Visitors of the Third Ward can take a stroll along the River walk and capture the beauty of the boats strolling on the river see the warehouse condominiums. Stop by, and take a walk!

Bastille Days in Milwaukee Wisconsin

Summertime in Milwaukee is filled with so many wonderful festivals. I believe we are the city of “festivals”. One of my favorites is Bastille Days. This year it is on July 9 - 12 and located at Cathedral Square Park. This Parisian festival is celebrated all around the world. Its history is that on July 14, 1789 Parisians marched to Bastille prison and killed the governor, an act that started the French Revolution and brought an end to the monarchy and the French declared liberty “freedom”.

At the festival, all the streets surrounding Cathedral square are blocked off and become a huge block party. People celebrate by listening to music, eating fine French foods, wine, entertainment such as roaming minstrels, street parades, artists and chalk artwork. It is a fun city wide block party.

Raise a Glass to Hope

This Friday, June 12th, I will once again volunteer for an event I look forward to all year long, the Wisconsin Breast Cancer Showhouse . This year the event I am volunteering at is “RAISE A GLASS TO HOPE” GARDEN COCKTAIL PARTY, sponsored by AirTran Airways, Friday, June 12, at the Showhouse, 6 to 9 p.m.

Come tour this year’s Showhouse and join me for an evening in the garden with drinks, including a specialty cocktail, light fare, and silent auction as we Raise a Glass to Hope. Reservations are $60 per person.

I love this event for the good it does for cancer research. I also love the format of the event. Bringing artists and designers to great Milwaukee homes and showcasing their marvelous talents. We should be proud as Milwaukeeans to see the wide array of talents right here in our own community. Summer Festivities in Milwaukee and surrounding counties are going strong!

In Ozaukee County on June 12 - 14 Thiensville Park will hold Lionfest. Thiensville is a village in the heart of Mequon. The size is one mile by one mile. Thiensville Park is lush and boarders the Milwaukee river. It is a small town with predominately single family homes and quite quaint. At this festival neighboring residents and guests from afar enjoy food, drinks and live entertainment. Even amusement rides and games. It is fun and relaxing and quite a lovely site to see people reunite and be proud of their area.

Interest Rates Are Inching Upwards!

Calling all buyers: buy now for the best rate and the best deal! While rates are still at a historic low, they have inched up from below 5% a month ago to 5.625% today for a 30 year fixed rate conventional mortgage. Obviously increased interest rates mean increased monthly mortgage payments but luckily prices are still low and sellers are ready to deal!

One tool to keep the monthly payment low is the “Rate Relief Program” offered by Wisconsin Mortgage Corporation. This program allows sellers to permanently buy down the interest rate, thereby lowering your monthly payment and/or allowing you more purchasing power as a buyer.

The Flatiron Condos win another award!

Downtown Milwaukee’s first condominium development in the Park East Corridor has won yet another award! This time it’s the Mayor’s Design Award presented by Mayor Tom Barrett and UW-Milwaukee’s School of Architecture and Urban Planning.

The award ceremony and reception was hosted by dean of the department Robert Greenstreet on Thursday, May 28, 2009. Developer Rod Engel of Legacy Real Estate Development was on hand to accept the award. Details are posted on the City’s website.

In addition to this prestigious award, The Flatiron is also the recipient of the Wisconsin Builder/Daily Reporter Top Project of 2007 as well as Honorable Mention for the Business Journal Best New Residential Development of 2008.

Yummy Chicken

Summer is finally here and the Shorewood Men’s Club will hold its 38th Annual Chicken Bar-B-Q on Saturday, June 13. The event is held at Atwater Park and people come from all around to this event. Atwater Park is at the top of a bluff overlooking Lake Michigan. Below the bluff is Atwater beach and at this event the sandy beach is opened for summertime enjoyment. It is such a nice day. People come with their blankets and sit by one another and enjoy the weather and live music. The Men’s club has ¼ chicken dinners for $7, ½ chicken for $9, whole meal deal for $19, whole chicken that is prepared and freezer wrapped for $14 All meals except the freezer packed one comes with potato salad and corn bread. How Yummy. They also have dessert stands, beverages, and take-out orders. The event feels like a small town in an urban setting.

Have you ever wondered why so many people want to live in Whitefish Bay, WI?

The answer is easy. Whitefish Bay is a very active family oriented community with events for every age.

The month of April has “Green Day in the Bay” and last year over 500 volunteers helped clean the village.

Various dates in June through August there is a community ice cream social located at the School House Park where friends and neighbors meet up with one another.

July is the 4th of July celebration. It starts with a parade going through Silver Spring leading to Klode Park where the festivities continue with live entertainment, food, games and prizes ending with the fireworks.

August has a summer music festival on Silver Spring.

Fish boils in the fall.

In October, at School House Park, pumpkins are carved and displayed for residents and incoming viewers. There is a day with music and food and spooky stories at the library.

Whitefish Bay even has the Bay Players that holds productions over the year.

Whitefish Bay even has a recreation department. They have various classes for children and adults such as swimming lessons, tennis, exercise and much more.

Not to mention Whitefish Bay is known for their “top notch” schools.

It also has many shops.

The homes range in price but there is a home for everyone from a multi-million dollar mansion on the lake to a modest two bedroom cream puff.

There is so much to offer, I can introduce you to the area.

Personal contact or face to face

I remember when real estate sales was primarily face to face personal contact.

Back in the day I remember when I got my “personal web page address” www.pieradyer.com and my own personal e-mail address piera@pieradyer.com. I was excited and shared this information with my colleges. Some thought it was a good idea some could not fathom what it meant or how would it help me in real estate. A personal web page has given me more exposure. I am always tweaking it I admit it’s not perfect but I am always trying. I also have a personal page with my company Shorewest Realtors www.pieradyer.shorewest.com

Today there is social media networking! Oh my I am everywhere and I am overwhelmed! What am I suppose to do and truly what works. I want to keep up with the times but my passion is my family and selling and listing real estate. I wish I knew what is best for my personal and professional growth.

To name a few, I am on Linked In, a professional site and Facebook, a social site which seems to have a professional spin. My customer started me on Twitter and I don’t know who to follow or how to express myself for my real estate profession. Do you really care that I am showing homes or writing a contract? I am blogging which surprisingly I enjoy! I can express myself and inform the public about the areas I know. I am also on www.sohobiztube.com a social networking group for business people that I am still new to http://plaxo.com and I bet I am on more so if you ever go online drop me a note and we can chat or you can assist me with the new networking

I still am holding open houses, sending out mailings and other forms of personal contact but who knows what the future will bring. Maybe I will be selling and listings homes through skype on the internet!

Cedarburg, Wisconsin

As a member of the advisory board for the North Shore Academy of the Arts, I am able to learn about all the communities they serve. This week, NSAA’s visual arts department is creating an art installation for an outdoor classroom for an elementary school in Cedarburg.

The city of Cedarburg is a unique collection of 19th century stone buildings and is filled with specialty shops and restaurants. This makes it easy to see why this southeastern Wisconsin Community is so often included on lists of must-see Midwestern towns.

Take a walk through Cedarburg’s downtown and you will discover dozens of fascinating specialty shops, charming restaurants, cozy taverns, and inviting century-old inns. One of the more popular inns, the Washington House Inn, is right in the center of town.

June is also a favorite time of mine to visit during Cedarburg’s Annual Strawberry Festival. Festival-goers can stroll the closed to traffic street of Washington Avenue to enjoy the Arts On The Avenue events, Plein Air Painting Competition and Art Auction, live music throughout, pet talent show, and all things strawberry including pancake breakfast, wine, slush fresh berries, shortcake, contests, and more. You can also enjoy kid’s activities located in Cedar Creek Park, marketplace vendors, Cedar Quacker 500 duck race, take a hayride or visit the Wisconsin Museum of Quilts and Textiles.

So much to do!

My husband and I just put our boat into the boat slip at McKinley marina. Yesterday we took a boat ride and we are able to see the cityscape from the lake and river. What a beautiful city! I am proud to be a part of this city. To have a boat at the marina is like having a cottage up north but for us it is a city cottage. We can see the fireworks for the Big Bang and the many festivals also have fireworks. Or go up the river and go to the ever so popular Ale House Restaurant and dock and have a meal or margarita. Along the river are stunning condominiums and some have boat docks. The areas they are located in are the Third Ward and Brewers Hill. Milwaukee also has a Yacht Club that you can be a part of and go to their Tiki bar, dinners, or be a part of the sailing club. We can ride our boat north to Port Washington and be a part of their fish boils and fireworks during the summer or we can go south to Racine and meet a new harbor.

Milwaukee’s activities by Lake Michigan

We are so lucky to have Lake Michigan border our city. Lake Michigan is such a beautiful body of water that is vibrant, soothing and lively. There is a saying that “it is cooler near the lake” but if you live here you will fall in love with Lake Michigan and appreciate it. Over the year, Milwaukee holds many festivities along Lake Michigan. We have the Lakefront Festival of the Arts on June 19- 20, an outdoor art show exhibiting many artists artwork from all around the world. This event is held by the Milwaukee Art Museum which is bordered by the lake. People come from all over the states to attend Summerfest, a 10 day music festival featuring famous musicians, good food, vendors, games and fun. This year it is held on June 25 to July 5 . On July 3, we have the Big Bang at the lakefront where people come from all areas of the Milwaukee Metropolitan. On the Fourth, the fireworks are held in all the neighboring areas. Not to mention the ever so popular cultural festivals which are held on the Henry Maier Festival Park, Polish Fest is June 19 – 21, Festa Italiana July 16 – 19, Irish Fest August 13 – 16, Pride Fest on June 12 – 14

and many more. There are so many activities all summer long it can be hard to attend them all. We have fun in Milwaukee!!

What I think of today’s real estate market

Everywhere I go people ask me what do I think of today’s real estate market and are we in a major downturn?

My answer is the real estate market today is challenging in many ways but there is so much to offer. Our media seems to like to stress on the negative in the world. So that spins off to our population and people begin to panic. We currently see this evidence with panic and the swine flu. People act as if the world were ending.

Please take a breath and look around at all the positive. If you are a buyer today there is so much to offer. Low rates and the supply and demand of housing are in the buyer’s court. This means there are more homes for sale than buyers and this makes prices negotiable. When I purchased my first home my husband and I had a loan of 12% interest and we thought that was great because it was not 18%!! Today it is 5% and under. Also if you are a first time home buyer the government will give you a tax credit of $8,000 if you buy a house before December 1, 2009. The challenge for me as a real estate agent is to teach this information to buyers and question why so many buyers are not moving on these advantages. Why rent and give your money to someone else? Isn’t one of the American Dreams to own your own home?

Another challenging thing is “where are the investors?” I remember in a hot market investors had to out bid one another than they would complain that they had to pay more than the property takes in. Why are they not buying today?

I am totally aware and sympathetic that we are in a tougher economy and many people have lost their jobs, money is tighter, and banks are tougher. But I believe we are going to get through this time. We have in the past. So I believe the buyers who can afford a home or investment today should take advantage of what there is too offer. Because I believe things will turn around and houses prices will go up and the supply will get smaller and than Sellers will be in control. Keep in mind we should support our communities by going to their stores so the communities strive. If we continue buying properties we are helping our economy go forward.

I truly believer in the American Dream and real estate is one of the safest places to invest your money

Grafton, Wisconsin

North Shore Academy of the Arts (NSAA) Instructors Kari Slater and Paula D. Christensen have a student art show/contest up this week at North Shore Bank in Grafton to help celebrate the bank's grand opening in Grafton. The bank is located in a 19th-century stone farmhouse. The two-story home at 4309 Columbia Road was built in 1869 by Heinrich Anschuetz, whose family opened the Lime Kiln Quarry in the late 1800s. Many buildings in Grafton and Cedarburg were built with stone from the quarry.

The student art work is divided into two age categories, 6-9 and 10-13. Visitors to the bank are asked to stop and vote for their favorite in each age category. One student from each age category will win a prize! NSAA is located in downtown Grafton. The Village of Grafton is located in the heart of Ozaukee County, approximately 20 miles north of Milwaukee.

During the last 9 years, NSAA has been proud to witness and be a part of the revitalization of downtown Grafton. Grafton becomes more metropolitan with each change. One of the biggest factors has been the Paramount Records history that has been rediscovered. The village has remodeled the entire downtown area to pay tribute to this history and the musicians that recorded in Grafton and those that recorded for Paramount Records.

Each summer Grafton holds the Grafton Blues Festival, which draws people from all over the world to the area. The Festival is held in historic Limn Kiln Park, on Friday, August 21st and Saturday, August 22nd.

If you haven't visited Grafton lately, I would suggest doing so. The changes they have made are fantastic!

North Shore Academy of the Arts, Grafton, WI

For the past nine years I have been on the Advisory Board for the North Shore Academy of the Arts located in downtown Grafton, Wisconsin. NSAA is a non-profit school for all ages. The school is strong on creativity and the enrichment of their students. The school includes a performing arts department where students have dance and voice lessons and hold productions during the year. A visual arts department offers many different types of classes such as parent /child classes, graphic design, watercolors, painting for adults, and more. Plus, there are literary arts for all ages.

NSAA also holds many satellite classes in the Milwaukee and Ozaukee County areas.

I have been a witness to seeing this wonderful dream grow. The school started in a small building in the area and grew into a vacant school in Grafton. In 2010, the North Shore Academy of the Arts will be celebrating their 10th anniversary and their formal fund raiser will be involved.

Volunteer your time for our children

April 30th 2009 I will be volunteering my time as an ambassador for this year’s “Dining Out for Life”. Many restaurants in the Milwaukee Metropolitan four county areas are donating 25% of their food proceeds to “One Heartland” a national non-profit organization committed to improving the lives of children who are impacted with HIV/AIDS and challenging life circumstances. One Heartland offers advocacy, life enhancement programs, recreational and AIDS awareness programs at no cost to over 1000 children yearly.

One Heartland was formerly named Camp Heartland and it was founded in 1993 by a Milwaukee resident Neil Willenson. He wanted to provide children affected with HIV/AIDS with “the best week of their lives” and since then it has expanded from a week long experience into a year round experience with life long support. Today One Heartland reaches out to other at-risk youth as well as addresses the global AIDS epidemic. They provide six week summer camps for children, youth and their families. Also, they participate in advocacy and crisis care, community groups to provide support, AIDS awareness presentations and even birthday and get well packages. Each year over 700 children and families visit the camps and over 15,000 people have been reached out to. Over 75% are from households that are at or below the poverty line.

The camp they own is located in Willow River, Minnesota. Plus, they rent facilities in Southern California and upstate New York.

Whitefish Bay- A Small Town with Alot to Offer

Following the lakeshore north of the Village of Shorewood you will enter the Village of Whitefish Bay. Another walking community with tree lined streets and streetlights. Homes are manicuried and well maintained. Whitefish Bay is well-known as being a family oriented community. The quaint downtown is on “Silver Spring “ there are restaurants, clothing and novelty stores plus the ever so popular 5 and dime “Winkies” a store that holds history in the area. Numerous activities are held in this area. In the quaint downtown is where there are fish boils, annual parades are held on the fourth of July that leads the residents and visitors to “Klode Park” for a fun day of music, food, relaxation and fireworks displayed by the lakeshore. There also is “Big Bay” Park at the lakeshore. “Cahill Square” is located near the library where one can play tennis, baseball, and ice skate. Village of Shorewood

As you follow the shoreline of Milwaukee and travel north you will enter the Village of Shorewood which was established in 1900 .It is the first suburb of the Northshore. This fine community is one mile by one mile. Lake Michigan is on the east boarder and west is the natural boundary of the Milwaukee River. I am fond of this area because this is where my husband and I raised our two grown daughters and I also grew up in this area. My grandmother lived walking distance to the famous “Hayek’s” pharmacy where I would walk with my cousins and sister to get candy or a comic book. Later in life my girls walked over to “Hayek’s” from their home with friends or with each other for candy, soda or what kids like! Shorewood is a walking community .One can walk to Atwater Park where the community has annual Men’s Club chicken dinners, concerts, 4th of July fireworks or walk down the bluff to the beach to swim and play in the sand. Or go west to Hubbard Park and see the canoes go by on the river and attend the annual events held such as games and actives for the fourth of July. Or go to the Nature Preserve. Our children were able to walk to their school, their friend’s homes and to many activities held in the area. I was lucky to not always be driving the kids everywhere. Almost everything is in Shorewood if you don’t want to leave your community. There are restaurants, pubs, coffee shops, grocery stores, beauty shops, clothing store and so much more. Shorewood offers many different architectural homes most are built in the late teens and “20’s” there are mansions on Lake Michigan, Mediteranians, Tudors, Dutch colonial’s bungalows, duplexes, condominiums and even apartments. Exteriors tend to be brick, stucco, wood or a mix of two. Prices range all over the board from over $1,500,000 to $100,000. Currently seven homes are on the National Register of Historic Places. The prominent New York Architect Ernest Flagg designed four of these homes.

In 2008 Shorewood High School, www.shorewoodschools.org was among 69 public institutions across the state named as America’s best high schools by U.S. News and World Report. I truly believe the schools are rich with knowledge and the high school prepares the youth for higher education both our girls went on to college and graduated and are successful today. The village is a community with people who care about the community and their families. There are lots of volunteer opportunities and many other ways to get involved. There are five churches, two public elementary schools, one middle school and high school, one parochial school, Also the area is Shorewood is a small urban village minutes from downtown!

Are you still renting?? If you are renting a place at a monthly rent of $850.00 a month you are spending $10,200 a year or $129,180 over 10 years which includes a 5% increase.

Or if you are renting at $1,050 than you are spending $12,600 a year or $172,620 over 10 years with a 5% increase. Don’t you think investing into your own home and having your own equity is the wise choice?

When my husband and I were first looking at homes, interest rates were 18%. Today buyers have it all low interest rates, plus an $8,000 buyer’s credit from Uncle Sam if you buy no later than December 1st, 2009.

Milwaukee- a great place to live near a great body of water, Lake Michigan

Milwaukee was discovered in 1679 by the French explorer La Salle and Milwaukee is named after an Indian village meaning “ gathering place by the waters”. In 1834 Solomon Juneau married the daughter of a fur trader and plotted a village on the “East Side” of the Milwaukee River bordering Lake Michigan. Decendents from Poland and Germany were a large part of the early population.

Today people from every part of the world make up Milwaukee’s population.

Milwaukee has an impressive lakefront with Lake Park bordering the area. Many activities are available such as boating, the Milwaukee Yacht Club, sandy beaches, volley ball match’s which are televised. You can sip on a coffee at the ever so popular “Alterra Coffee” and watch the action go by. If you go up Lafayette Hill you will find yourself viewing enchanting mansion’s built in the 1920’s. Or you can be on Lake Drive and view the homes and neighboring activities. We also have the University of Wisconsin- Milwaukee a wide range of cultural activities including Calatrava Art Museum, Betty Brinn Children’s Museum, Symphony, Repertory theatre, and so many more museums and theatres. Milwaukee is rich with the arts and life!

The spirit of Milwaukee is one with enthusiasm. We also pride ourselves with the many diverse restaurants, nationally renowned festivals, outstanding architecture and history!

I Wish I Was a First Time Home Buyer!

Back when I bought my first home in the late 80’s interest rates were hovering around 11%…how times have changed! First time buyers can get not only a rate around less than half that amount (5%) but with little money down AND $8000 back from the federal government. IT’S FREE MONEY!! No need to repay unless you sell within the first three years!

In a nutshell a first time buyer (or someone who has not owned a home in the last three years) must purchase a property for their primary residence prior to December 1, 2009. The $8000 works as a credit against your income taxes…For example if you owe the IRS $6000 in income tax they will send you a check for $2000 and erase the $6000 debt. If you are going to buy a home prior to December 1, 2009 you can take preemptive action and reduce your withholding amounts or lower your quarterly payments to benefit from the credit prior to your purchase.
