April 30th 2009 I will be volunteering my time as an ambassador for this year’s “Dining Out for Life”. Many restaurants in the Milwaukee Metropolitan four county areas are donating 25% of their food proceeds to “One Heartland” a national non-profit organization committed to improving the lives of children who are impacted with HIV/AIDS and challenging life circumstances. One Heartland offers advocacy, life enhancement programs, recreational and AIDS awareness programs at no cost to over 1000 children yearly.
One Heartland was formerly named Camp Heartland and it was founded in 1993 by a Milwaukee resident Neil Willenson. He wanted to provide children affected with HIV/AIDS with “the best week of their lives” and since then it

has expanded from a week long experience into a year round experience with life long support. Today One Heartland reaches out to other at-risk youth as well as addresses the global AIDS epidemic. They provide six week summer camps for children, youth and their families. Also, they participate in advocacy and crisis care, community groups to provide support, AIDS awareness presentations and even birthday and get well packages. Each year over 700 children and families visit the camps and over 15,000 people have been reached out to. Over 75% are from households that are at or below the poverty line.
The camp they own is located in Willow River, Minnesota. Plus, they rent facilities in Southern California and upstate New York.
You can help by dining with me at:
The North Shore Bistro
8649 North Port Washington Road
Fox Point, WI 53217
Or
Milwaukee Ale House
1208 13th Ave
Grafton, WI 53024
Or you can donate online anytime at

Many thanks to everyone who dines out and donates on April 29th, you will be impacting many lives.

You better believe it is! March stats from the local Multiple Listing Service data show housing prices are down 27.4% as compared to March 2008.
Condos on the market (inventory) are only down 9% and Single Family inventory is only down 3.9%..this means that anyone looking right now not only has a wide variety to choose from, but
also is going to get a home at bargain basement prices! If you want to get in on the action and take advantage of historically low interest rates and prices give me a call -

The Flatiron Condominiums are located at the northeastern edge of the Park East Corridor, just north of downtown along Water and Pleasant Streets. This area at one time was occupied by the Park East freeway which was demolished about seven years ago to make way for new development.
Built on a triangular lot and the recipient of numerous awards, The Flatiron is as stunning inside as it is out. It is also the first completed condominium building in the Park East and offers affordable one and two bedroom condos starting at $169,900 and $219,900 respectively. In addition there is also a unique “live-work” unit; this unit is a two story unit featuring a work space on the first floor and one bedroom condo on the second floor.
Interior finishes include stainless appliances, granite kitchen counters, underground parking, in unit washer/dryer and private balconies. Just a block away to the south is the new East Pointe Center…Stores include Pick N Save, Einstein Bagels, and Starbucks Coffee in addition to dry cleaner and video rental. If you’re looking for casual eats try Chipolte gourmet burritos and tacos or Panera Bread offering sandwiches and bakery.
One of my favorite establishments is located here as well - Karma Bar & Grill (www.KarmaMilwaukee.com). Inside the atmosphere is cozy and the service is friendly. Are you a sports nut? Check out their 14 TVs and catch all the games - when the weather permits they also have an outside rear deck with a plasma! As with all businesses battling the recession, Karma is offering their recession-buster specials…select appetizers for $5 and select beers for $2 during their extended 2-7pm happy hour! Definitely try the pretzel rolls - a generous serving of yummy pillows of pretzel freshly baked and served with a spicy cheese sauce. Their Friday Fish Fry is a winner as well, and their homemade tartar sauce puts a fresh twist on the old stand-by.
Be sure to check out the Flatiron website: www.TheFlatIronCondos.com or call me for more details - 414-961-8314 x195

As you follow the shoreline of Milwaukee and travel north you will enter the Village of Shorewood which was established in 1900 .It is the first suburb of the Northshore. This fine community is one mile by one mile. Lake Michigan is on the east boarder and west is the natural boundary of the Milwaukee River. I am fond of this area because this is where my husband and I raised our two grown daughters and I also grew up in this area. My grandmother lived walking distance to the famous “Hayek’s” pharmacy where I would walk with my cousins and sister to get candy or a comic book. Later in life my girls walked over to “Hayek’s” from their home with friends or with each other for candy, soda or what kids like! Shorewood is a walking community .One can walk to Atwater Park where the community has annual Men’s Club chicken dinners, concerts, 4th of July fireworks or walk down the bluff to the beach to swim and play in the sand. Or go west to Hubbard Park and see the canoes go by on the river and attend the annual events held such as games and actives for the fourth of July. Or go to the Nature Preserve. Our children were able to walk to their school, their friend’s homes and to many activities held in the area. I was lucky to not always be driving the kids everywhere. Almost everything is in Shorewood if you don’t want to leave your community. There are restaurants, pubs, coffee shops, grocery stores, beauty shops, clothing store and so much more. Shorewood offers many different architectural homes most are built in the late teens and “20’s” there are mansions on Lake Michigan, Mediteranians, Tudors, Dutch colonial’s bungalows, duplexes, condominiums and even apartments. Exteriors tend to be brick, stucco, wood or a mix of two. Prices range all over the board from over $1,500,000 to $100,000. Currently seven homes are on the National Register of Historic Places. The prominent New York Architect Ernest Flagg designed four of these homes.
In 2008 Shorewood High School, www.shorewoodschools.org was among 69 public institutions across the state named as America’s best high schools by U.S. News and World Report. I truly believe the schools are rich with knowledge and the high school prepares the youth for higher education both our girls went on to college and graduated and are successful today. The village is a community with people who care about the community and their families. There are lots of volunteer opportunities and many other ways to get involved. There are five churches, two public elementary schools, one middle school and high school, one parochial school, Also the area is Shorewood is a small urban village minutes from downtown!
Click Here to view the village website.

Are you still renting?? If you are renting a place at a monthly rent of $850.00 a month you are spending $10,200 a year or $129,180 over 10 years which includes a 5% increase.
Or if you are renting at $1,050 than you are spending $12,600 a year or $172,620 over 10 years with a 5% increase. Don’t you think investing into your own home and having your own equity is the wise choice?
Click on photo below to learn more
Today one can get a loan if qualified at approximately 4.5% which is $450 for every $100,000. That does not include taxes and insurance. Keep in mind rates change daily.
When my husband and I were first looking at homes, interest rates were 18%. Today buyers have it all low interest rates, plus an $8,000 buyer’s credit from Uncle Sam if you buy no later than December 1st, 2009.
Why wait and give your landlord your $$?

Milwaukee was discovered in 1679 by the French explorer La Salle and Milwaukee is named after an Indian village meaning “ gathering place by the waters”. In 1834 Solomon Juneau married the daughter of a fur trader and plotted a village on the “East Side” of the Milwaukee River bordering Lake Michigan. Decendents from Poland and Germany were a large part of the early population.
Today people from every part of the world make up Milwaukee’s population.
Milwaukee has an impressive lakefront with Lake Park bordering the area. Many activities are available such as boating, the Milwaukee Yacht Club, sandy beaches, volley ball match’s which are televised. You can sip on a coffee at the ever so popular “Alterra Coffee” and watch the action go by. If you go up Lafayette Hill you will find yourself viewing enchanting mansion’s built in the 1920’s. Or you can be on Lake Drive and view the homes and neighboring activities. We also have the University of Wisconsin- Milwaukee a wide range of cultural activities including Calatrava Art Museum, Betty Brinn Children’s Museum, Symphony, Repertory theatre, and so many more museums and theatres. Milwaukee is rich with the arts and life!
The spirit of Milwaukee is one with enthusiasm. We also pride ourselves with the many diverse restaurants, nationally renowned festivals, outstanding architecture and history!
Next I will travel you further into Milwaukee’s Northshore.

Back when I bought my first home in the late 80’s interest rates were hovering around 11%…how times have changed! First time buyers can get not only a rate around less than half that amount (5%) but with little money down AND $8000 back from the federal government. IT’S FREE MONEY!! No need to repay unless you sell within the first three years!
In a nutshell a first time buyer (or someone who has not owned a home in the last three years)
must purchase a property for their primary residence prior to December 1, 2009. The $8000 works as a credit against your income taxes…For example if you owe the IRS $6000 in income tax they will send you a check for $2000 and erase the $6000 debt. If you are going to buy a home prior to December 1, 2009 you can take preemptive action and reduce your withholding amounts or lower your quarterly payments to benefit from the credit prior to your purchase. There are income restrictions that affect the amount you receive (if you are single and make more than $75,000 or a couple making more than $150,000)..feel free to call me for details (414-961-8314 x195) or email me at ddietz@shorewest.com.

If you have never experienced a warm summer day walking down the streets in the Historic Third Ward, you don’t know what you are missing. It is a favorite place of mine for so many reasons; I was a resident there for 5 years when there were only a handful of people brave enough to live there.
I lived in one of the first condominium conversion developments the Third Ward had ever seen. I was not a founding owner of the building called The Buffalo building, located at 312 East
Buffalo, but I soon became a first time homeowner in one of my fondest properties I ever lived in. I worked around the corner in my family’s furniture store, Rubin’s Furniture, (www.rubinsfurniture.com), located at 224 East Chicago Street, known for fabulous contemporary furnishings and accessories. I was the fourth generation involved in running the store in the Third Ward and loved every minute of it. It was amazing to watch all of the new developments emerge around me and to be lucky enough to be a part of it. The week of Summerfest was my absolute favorite as I was a young woman ready to dance, sing and drink with the rest of the gang. I recall longingly returning to Rubin’s after an evening at Summerfest to watch all the people walk past us from the large windows of the store and wave and laugh at most of them.
After getting married I realized that the family business was not my final destination and embarked on a new career in real estate in January of 2001. I was a rookie with no clue what real
estate had to offer and was lucky enough to fall into my first listing at a condo conversion of a building located at 205 North Water, Riverwalk Plaza condominiums. I than realized that this was my niche market as I had lived and worked there for over 5 years. I am entering into my 9th year with Shorewest Realtors and have loved every minute of it. I have never felt luckier to be a part of a family owned company just like the one I decided to leave only to pursue a lifelong dream.

Union Point, the first hi-rise condominium in Milwaukee’s Beerline neighborhood, offers affordable new construction in an ever-growing area.
Located just north of the downtown Milwaukee area on Commerce Street, they are nestled between the Brady Street and North Avenue business districts.
Amenities offered by Union Point include private balconies, underground parking, stainless appliances and in-unit washer/dryers. In addition to a fitness center and club room with kitchen, premium cable is included in the monthly condo dues. One bedroom units start at $159,900 and two bedrooms only $259,900.
Walking west from Union Point past the rowing club you’ll come across The Lakefront Brewery (www.lakefrontbrewery.com) which has an enormously popular brewery tour…a “must-do” for all urbanites! Hungry for a fish fry? Check out the Palm Garden at the Brewery but be sure to get there early (no reservations taken/first come first serve).
If you’re in the mood for something a little less noisy then continue on past the brewery and up the hill to Roots Restaurant (www.rootsmilwaukee.com)…the lower level (Roots Cellar) offers casual drinks and dining while the upper level is a bit more formal. Either one you choose you will be sure to get a spectacular view - especially as the sun sets over the city.

A profound part of the North Shore Milwaukee lifestyle is the access to beautiful Lake Michigan, the Milwaukee River, and all of their recreational offerings. Whether you own a lakefront property in Whitefish Bay or a rural country estate in River Hills, the shimmering waters of Lake Michigan and the Milwaukee River are essentially in your backyard. Swimming, boating, and strolling sandy beaches are all a part of daily life in the North Shore suburbs; plus, the coastline and riverbanks feature miles of trails and bike paths for those who enjoy jogging or bicycling while taking in sweeping scenic vistas. Milwaukee’s North Shore region is also home to the Schlitz Audubon Nature Center, a 185-acre nature preserve that serves as a great resource for the community, offering six miles of hiking, nature programs, and workshops perched on the shores of Lake Michigan.
